FAQ

What property managers ask.

How does the notice letter coordination work?
72 hours before each common-area service, we email your property management office a notice-letter template (English and Spanish). Your office sends it via your existing resident-communication channel (email, posted notice, app). FDACS requires at least 24 hours' advance notice — our 72-hour buffer leaves room for board approval.
Can I cancel mid-contract if there's a service issue?
Yes — there's a 30-day no-fault cancellation clause for service-quality complaints. If pests return between visits, we come back at no charge. Cancellation for price-shopping mid-contract is not covered.
What about residents who refuse interior treatment?
No problem. We log opt-outs in our system and skip those units. The HOA is billed only for completed services on opt-in units. About 4–6% of residents opt out in any given community.
Do you do pet-friendly applications?
Default. All our chemistry is EPA-registered for use in homes with pets. Re-entry windows (typically 30–60 minutes after liquid; immediate for granular) are posted at the clubhouse and listed on the notice letter. We never use anticoagulant rodent bait inside buildings.
Will you attend our annual board meeting?
Yes, on request. We present a 12-month pest summary, explain treatment changes, and answer resident-board questions. No charge — it's part of the contract.
What about termite work on common-area buildings?
Yes. Annual inspection of clubhouse, gate house, sport buildings, maintenance shed, mail kiosks. Termidor SC barrier where active subterranean termites are found; borate-based wood treatment and spot-injection for drywood. 12-month re-treat warranty included if termites return. Quoted per building.
