The historic Estate sections — Royal Palm, Old Floresta, Camino Gardens — have a lot of original 1950s–70s wood. Drywoods love attic rafters and door frames. Look for cinnamon-colored frass piles on the floor below ceiling beams.
The big ones that fly. They live in the mulch, the pool deck cracks, and the storm drain across the street — not your kitchen. Treatment is exterior perimeter granular bait, not interior spray.
Tiny, pale, almost translucent. They trail along countertops and bathroom grout and get into pet food. Spray kills the visible ants but splits the colony — we use a non-repellent gel bait that the workers carry home.
Closer to the Intracoastal — east of Federal Highway and parts of The Sanctuary — soil termites are the bigger threat. Termidor SC liquid barrier around the slab perimeter, 8–10 year protection.
Nov–Mar in mature-tree neighborhoods. They jump from oak limbs onto barrel-tile roofs and find soffit gaps. Trap-and-seal — never bait blocks in the attic, you don't want a dead rat in a wall.

UF/IFAS identifies mature live oak canopy and barrel-tile roof construction as the two strongest drivers of roof rat pressure in coastal Florida — a profile fitting most of west Boca. Snap-trap and structural exclusion is the only research-supported endpoint; bait alone leaves carcasses in walls.
Florida FWC classifies green iguanas as a non-native invasive species and authorizes humane removal year-round on private property. Boca's Intracoastal seawalls and mangrove edges are designated FWC-priority removal zones. We follow FWC handling protocols on every job.
