German roaches (kitchens)
The Atlantic Ave restaurant corridor + the older Pineapple Grove condos = ongoing German roach pressure. Building-shared walls, trash rooms, and motor housings all support populations. Our gel-bait protocol gets a kitchen 90% reduced in 14 days.
The 1920s–40s Lake Ida bungalows have a lot of original heart pine in attics, rafters, and door frames. Drywoods love it. Localized BoraCare spot treatment on contained activity, $1M-guarantee Termidor program for whole-house cases.
The big flying ones come from mulch, palm tree boots, and storm drains — not your kitchen. Treatment is exterior perimeter granular bait and door-sweep exclusion. The two-block radius around East Atlantic gets the worst pressure.
The trash-bin alleys behind East Atlantic are rat highways. Our restaurant program includes 14-point exterior bait stations — tamper-locked, GPS-mapped, audited every visit. We also do rapid-response trapping for residential roof rat issues.
The Mizner Country Club, Sherwood Forest, and Polo Club Delray all have heavy ghost ant pressure — landscape irrigation creates the moisture they need. We use non-repellent gel bait. Spray scatters them into colony budding, which is why the chains' approach fails here.
East of Federal — the Beach District and Tropic Isle — sees heavy mosquito pressure off the Intracoastal. Barrier spray + In2Care + (for screened patios) misting systems. Apr–Nov peak season program, 21-day rotation.

Likely yes, at least latent activity. Heart pine framing from that era is termite-attractive, and a lot of Lake Ida homes haven't had a soil barrier in 15+ years. We do FL-1A WDO inspections for $125 with 24–48 hour turnaround. Worth doing before closing.
The ghost ants in my Mizner kitchen keep coming back.
Almost always because the previous treatment used a repellent spray. Sprays scatter ghost ant colonies and trigger colony budding (one colony becomes three). We switch to non-repellent gel bait — Optigard specifically — workers carry it home. 7–10 day knockdown, doesn't come back.

What about the storm drain palmetto bugs after the summer rain?
Real seasonal pattern in Delray. Heavy August–October rain backs up the stormwater system and palmetto bugs migrate into yards and door sweeps. Treatment is exterior perimeter granular every 60 days during rainy season + door sweep replacement where needed.

UF/IFAS subterranean termite research identifies heart pine and old-growth Florida pine framing — characteristic of pre-WWII Lake Ida bungalows — as among the most cellulose-attractant lumber in Continental US construction. We pre-treat soil with Termidor SC to create a verified barrier.
UF/IFAS coastal entomology research shows salt-air microclimates suppress German roach pressure but elevate Formosan termite, springtail, and mosquito populations. We adjust treatment cadence by location — lower for east-of-Federal homes, higher for inland properties.
